San Diego, CA – TaliMar Financial, a San Diego Hard Money Lender, is excited to announce the most recent funding of a $910,000.00 Hard Money Bridge Loan, secured on a single-family home in San Diego, CA. The loan was originated by Brock VandenBerg.
The Borrower contacted TaliMar Financial because they were under contract to purchase two adjacent parcels, each improved with a storefront, near downtown San Diego. In effort to increase the number of residential units, the parcels were recently rezoned multi-family residential and allowed for a density bonus if the owners included low-income housing in their development plans.
The biggest hurdle on this transaction was that the highest and best use for the property assumed the existing structures on the property were demolished. Because we are a Direct Lender, we can be flexible in our underwriting guidelines and accept the use without the structures.
