The Borrower contacted TaliMar Financial because they were seeking to refinance an existing hard money construction loan [ that was nearing maturity. Our loan was used to pay off the loan and provide the borrower funds to purchase another project.
The biggest hurdle on this transaction was that the Borrower was seeking a cash out refinance. Many hard money lenders shy away from these types of loans because it reduces the equity in the property protecting the loan. In this scenario, our loan was capped at 65% loan to value so we felt comfortable there was sufficient equity.
