El Cajon, CA – TaliMar Financial, a El Cajon Hard Money Lender, is excited to announce the most recent funding of a $958,750.00 Hard Money Bridge Loan, secured on a single-family home in El Cajon, CA. The loan was originated by Brock VandenBerg.
The Borrower contacted TaliMar Financial because they were seeking a short-term bridge loan to buyout a capital partner. In doing so, the property would need to be transferred to a new entity solely owned by the Borrower. Once the Borrower demonstrated several months of payments, they will refinance the property with conventional financing.
The biggest hurdle on this transaction was the timing. The Borrower had originally contacted TaliMar Financial in late 2022 for the financing but was delayed due to the negotiations. During that period, there were significant disruptions in the capital markets but because TaliMar Income Fund is a direct lender, we had the capital available to close once the Borrower was ready.
This loan was a great example of why real estate investors should consider using a private lender that manages their own funds. By doing so, the Borrower will have a much greater surety of close, especially if the market changes.
