The Borrower contacted TaliMar Financial because they were looking to refinance their existing Fix and Flip Loan with a 30-year loan. Because they were real estate investors and didn’t have a steady income and weren’t going to qualify for a traditional bank loan. Instead, they decided to use our DSCR Loan which only requires a 12-month lease agreement, appraisal, credit check, and verification that the rental income was equal to or greater than the holding costs.
The biggest hurdle in this transaction was that the borrower had recently completed a renovation of the property and had a tenant in place for less than one month. Because the loan does not have a seasoning requirement, we were able to get the loan approval.
