Recent Funding: $650,000 Fix & Flip Loan in San Diego, CA

San Diego, CA– TaliMar Financial is pleased to announce our most recent funding of a $650,000 hard money Fix & Flip loan secured in 1st position on a single-family home in San Diego, CA. The loan included funds for the purchase and 100% of the renovation costs.

The loan was brought to us by a client after they agreed to purchase the property from a wholesaler. The wholesaler required they close in less than 5 business days agree to purchase the property with no loan contingencies. Because the client is part of our Preferred Borrower Program, they had been
pre-approved for an expedited closing.

The Borrower will complete a heavy renovation of the Subject property before listing it for sale.

The biggest hurdle on this transaction was that the property included an attached secondary accessory dwelling unit (ADU). Because there were no other sold comps with an attached ADU, we considered future income from the unit into our valuation.
