TaliMar Financial was contacted by the mortgage broker representing their Borrower because their existing lender canceled the funding 5 days prior to close. Our team worked closely with the Borrower and the mortgage broker to obtain the diligence material and get final loan approval. We also communicated with the seller who was getting very uncomfortable that the buyer would not be able to perform. We were able to assure all the interested parties that we were committed to funding the loan which allowed our client to extend the escrow and close two weeks later.
The biggest hurdle on this transaction was that the loan request came to us 5 days prior to close. This is not an uncommon situation, especially in today’s volatile market.
